Beacon Point Marine sits at 49 River Road in Cos Cob, on the Mianus River inside Cos Cob Harbor. All of Greenwich's commercial marine services cluster along this stretch of river, which makes it the practical working centre of boating in the town.
It shares the address with the Greenwich Water Club, and the harbour here is well inside the protection of the river rather than out on the exposed Sound.

The Mianus is a tidal river, so boats berthed here sit in brackish water that swings between fresh and salt with every cycle. That leaves a waterline stain that runs browner and more stubborn than the growth we deal with on boats kept out in open salt water, and it tends to set into the gelcoat rather than sitting on top of it.
Being up the river also means less wind reaching the boat, so anything that settles out of the air stays put rather than being rinsed off naturally. On a Cos Cob boat we usually budget extra time at the waterline and recommend a sealant specifically to slow the staining.
